F.A.Q
A O Series Home is built to be compliant with the local building code of the final address and is permanently affixed to a permanent foundation.
Our process is designed to assess the requirements locally and at the Provincial/State level and to develop drawing packages to submit for your local building permits.
Every O Series Home has a fixed layout with a set palette of interior and exterior styling options. This allows us to provide you with a predictable and transparent build process.
An O Series is built with an engineered steel frame and Corten Steel (container) siding that are precisely finished with high end materials and highly efficient systems.
There are a number of ways to finance a O Series Home: Home Equity Line of Credit, Construction Mortgage, Refinance Plus improvements, Refinance, Purchase Plus Improvements. If you would like to discuss in more depth, we would be happy to refer you to lenders we have worked with in the past.
From design through to permits and completion it typically takes 10-12 months. Permits vary by jurisdiction and can be as quick as 1 month or as long as 6+ months. The quicker you begin the pre-construction phase the sooner you can have your home! It typically only takes us 10-12 weeks to actually build your home.
We have changed our process slightly and are not going to be taking on projects in areas outside of Ontario, Canada with a site built conditioned main floor below the O Series unit (Living space). We can, however, design a site-built detached garage off to the side of the O Series or a garage under the O Series, as long as the space is unconditioned. The reason behind this is that when more than 50% of the project scope is reliant on local contractors/trades it is very challenging and unpredictable to execute the project. We want to complete amazing project experiences and cannot do this when such a large portion is reliant on 3rd parties outside of our control.
Every O Series Home is built with efficiency in mind and built to meet and exceed your local requirements. Utilizing 2lb closed cell polyurethane spray foam insulation, we are able to achieve, as standard, an effective R24 in the walls, effective R38.9 in the ceiling and an optional in-floor insulation upgrade of an effective R24 that is recommended if your home is placed over a non-conditioned foundation.
